Soft washing is the go to method for cleaning exterior surfaces

  • What makes soft washing the preferred method of cleaning

Sof t washing is the safest method of cleaning exterior surfaces when performed by an experienced technician.

  • Which last longer soft washing or pressure washing

Since soft washing kills all the algae and bio film the results last typically two years, whereas pressure washing the results last as few as 3-6 months.

Soft washing composite deck
Soft washing is a method of exterior surface cleaning that uses low pressure and a gentle soap solution to clean surfaces safely. This method is often used on stucco, vinyl siding, roofs, composite decks, wood decks, tennis courts and virtually every exterior surface at your home. Soft washing is the only safe way to clean these surfaces without causing damage.
The soap solution in soft washing is usually a sodium hypochlorite solution and a surfactant. This solution is applied to the surface with a low-pressure pump. The pump is connected to a hose that delivers the solution to the cleaned surface.
Once the solution has been applied, it will need to dwell on the surface for a while to allow it to break down the dirt, algae, and other biofilms. After the dwell time has elapsed, the surface will be rinsed with clean water to remove the solution and any debris that has been loosened. It is highly recommended to use a neutralizing chemical when rinsing.
If you need a safe and effective way to clean your home’s exterior surfaces, look no further than soft washing!

What is soft washing?

Soft washing is a method of exterior surface cleaning that uses low pressure and a gentle soap solution to clean surfaces safely. Unlike pressure washing, it is the only safe method to clean these surfaces without causing any damage. The soap solution used in soft washing is a sodium hypochlorite solution with a surfactant delivered to the surface with a low-pressure pump connected to a hose. This solution is applied to the surface and needs to dwell for a while to allow it to break down dirt, algae, and other biofilms. After the dwell time is elapsed, the surface is rinsed with clean water to remove the solution and any debris that has been loosened. It is highly recommended to use a neutralizing chemical during the rinsing process. Soft washing is a less aggressive technique than power washing, so it is ideal for any exterior surface. It will not only clean but also sanitize the surface and remove any mold or algae that has built up over time.

How to soft wash your home

Soft washing your home is a relatively a very time consuming process when not properly equipped with commercial grade equipment. Start by preparing the area and ensuring there is good water flow in the hose so that the solution can be adequately applied. Apply water to the area to prevent flash drying. Next, mix the sodium hypochlorite solution with water and surfactant to create a 1% solution, following the product’s instructions. The solution's strength depends on the surface being cleaned and how much biofilm is present. Now, attach the hose to the pump and slowly apply the solution to the surface, being careful not to use too much pressure. Allow the solution to dwell for the recommended period, and then rinse the surface with clean water mixed with a neutralizer to remove the solution and any debris that has been loosened.

Soft washing vs. power washing

The most significant difference between soft washing and power washing is the pressure used. Soft washing uses a low-pressure application of around 100-300 psi and a gentle soap solution, while power washing uses high-pressure water to dislodge dirt and debris, usually around 3000 psi. Soft washing is ideal for softer surfaces like stucco, vinyl siding, asphalt shingles, wooden decks, and composite decks, as it will not damage them. Power washing is typically better suited for removing dirt and debris from hard surfaces like concrete, stone, and brick. Although power washing can be used on softer surfaces, it is not advisable as it can cause damage to the surface. Disturbing the oxidation on vinyl siding is typical damage that occurs. Soft washing is superior performance-wise, as it will last up to two years, depending on the environment around the house.

How to find a soft washing professional

If you don’t feel comfortable soft washing your home yourself, you may consider hiring a soft washing professional to do the job for you. Look for a professional with experience in soft washing and the right equipment to do the job. Ask for references and read reviews to find out what other people say about the company. Once you have decided on a professional, be sure to ask any questions you may have and get an estimate of the job before work begins.   Ask the company you are looking to hire how experienced the technician is that will be at your house.  Most recently there has been an massive influx in new companies attempting to get into the exterior cleaning space.  Larger companies, naturally struggle with retaining employees and are permanently hiring.

Final thoughts

Soft washing is an excellent option for those who want to clean their home’s exterior surfaces safely and effectively. It is a gentle and low-pressure method that is ideal for softer surfaces and prevents them from damaging. Soft washing is also more environmentally friendly than power washing, using less water and detergent. It is an excellent option for those looking for an effective way to clean and refresh their home’s exterior surfaces.
